Menorca – A Quieter Balearic Investment

For overseas property investors looking for a quieter life, the Balearic island of Menorca may be the perfect place for you.


A world away from the hustle and bustle of its Balearic neighbours Ibiza and Majorca, this laid-back island seems to have changed little in the last half century.

Similar in size to Ibiza, Menorca has benefitted from strict planning controls that have ensure the landscape remains unspoilt, full of low-slung whitewashed farmhouses (fincas) set among olive groves and vineyards.

With hundreds of tiny beaches, in addition to some large sandy ones, and an abundance of charming fishing villages backed by green fields, Menorca is often likened to Devon, but with a lot more hours of sunshine.

Lively beach bars and nightclubs are a rarity in Menorca, even in the busiest resorts. However, if it is quaint bars and an increasing array of good restaurants that you are looking for, then Menorca could be the place for you.

The British have a long tradition of visiting and living in Menorca, with even Lord Nelson and Lady Hamilton residing near the capital Mahón, which still has many houses boasting original Georgian sash windows.

Nowadays getting to Menorca is becoming much easier, with Jet2 among many airlines offering flights from Edinburgh, Glasgow, Leeds and Manchester as well as London airports.

British tourists make up over a third of the visitor numbers to the island, which are up by 10.9 per cent over the last year according to Spain’s national airport authority Aena.

The capital Mahón is part of Menorca’s ‘golden triangle’ that includes Sant Lluís and Es Castell, both within a few minutes’ drive of the town. This eastern corner of the island also contains the popular hubs of Punta Prima, Alcaufar, Biniancolla and Binibèquer.

The eastern side of Menorca is generally the most popular with overseas property investors, due to proximity to the Capital and international airport.

However, the original Menorcan capital of Ciutadella at the far west of the island is rapidly growing in popularity as a cultural hub, with old palaces and the opera house. After all, it is still only a 50-minute drive from east to west on the island.

The areas of Cala en Blanes, Los Delfines and Cala’n Bosch are popular, which are close to beaches, waterparks and all the restaurants and shops of Ciutadella.

In Cala’n Bosch you can still get a two-bedroomed apartment for little over 100,000 euros, or a three-bedroomed villa with pool for under 400,000 euros.

Cala Macarella and the nearby Cala Mitjana, both on the south coast, are also worth a visit for a very laid-back lifestyle. Whilst on the north coast, Cala Pregonda and Platges d’Algaiarens are other options for overseas property investors.

For those with deep pockets, the upmarket resort of Cala Morell lies north of Ciutadella in the north-west of Menorca. Here you can expect some luxury properties, such as a seven-bedroom modern villa with an infinity pool that drops right down to the sea for €1,850,000.

Wherever you choose to invest in Menorca, you are likely to find a British expat presence, who like you have come for some peace and quiet on a beautiful island.
